The honest answer

How long does an epoxy floor actually last?

Published figures cover an enormous spread, and the spread is the answer. Garage Living’s own coating comparison puts a polyaspartic system at a decade or more, and says epoxy coatings commonly need a full re-application after only a few years. Both statements are true, because they describe different floors rather than different chemistries.

A resin name on a bucket does not set a service life. The slab under it does, and so does the number of coats over it. That is why the useful question is not how long epoxy lasts, but what was done to this floor before the coating went down.

What the number actually depends on

  • How the slab was prepared, and whether every previous coating and sealer came off
  • Whether slab moisture was tested before anything was applied
  • Total build thickness, and the coverage rate the installer worked to
  • Whether there is a separate topcoat, and whether that topcoat is UV stable
  • What gets parked on it, how it is cleaned, and how much sun it takes

Those five items explain almost the whole distance between a floor that goes a decade and one that lifts in its second summer. None of them is visible in a brochure.

What decides it

What decides where your floor lands in that range?

There are only two ways a coated floor ends early, and they are worth naming because homeowners usually blame the wrong one.

The two failure modes that end a floor early

The first is slab moisture. Concrete is porous, a slab over damp ground moves water vapor continuously, and a coating turns that slab into a sealed surface. The pressure has to go somewhere, and it goes into blisters. ASTM International publishes two standard test methods for exactly this, F1869 and F2170, and the slab moisture guide on this site sets out what each one measures.

The second is bond. A coating sticks to whatever it touches, so paint, sealer, curing compound and old mastic all have to be ground back to sound concrete first. A coating laid over any of those is living out the life of the bond breaker underneath it, not its own.

Build thickness is the quiet variable

One published polyaspartic datasheet specifies 150 to 200 square feet per gallon at 8 mils wet. Two bids that both say epoxy can differ by half the material on the floor, and material on the floor is what wears. Does Chattanooga weather shorten a floor's life?

It shortens the life of a badly built one. Under the 1991-2020 National Weather Service normals Chattanooga gets 55.00 inches of rain a year, the July average high is 91 degrees, the January average low is 32, and average daily relative humidity runs 72 percent. Three of those four matter to a floor coating.

The rain and the humidity feed slab moisture, which is the first failure mode above. The January lows put the slab through freeze and thaw with deicer residue tracked in off the road. The Pennsylvania Aggregates and Concrete Association describes surface scaling as primarily physical: water in the pores freezes, expands and breaks the surface, and deicers make it worse by keeping meltwater liquid through more cycles. Scaling attacks exposed concrete rather than the coating itself, but it is what chews up the strip just inside the door where the coating meets bare slab.

What the sun does to the floor by the door

Recoat or rebuild

When is it a recoat rather than a replacement?

This is the distinction that decides what the work involves, and it is usually visible from standing height. If the coating is still bonded and the wear is in the finish, the floor wants a recoat. If the coating is coming off the concrete, the floor wants the underlying problem solved first, and a recoat over it buys months.

  • Dull traffic lanes, scuffing and lost gloss with the coating firmly down: a recoat, after abrading the surface so the new coat can key into it
  • Yellowing or chalking in the sunlit strip: a UV stable topcoat over a sound existing system
  • Blisters that lift with clean concrete on the underside: slab moisture, tested before anything else is spent
  • Sheets lifting with a slick film underneath: a bond breaker was left in place, and that comes back to grinding
